And that's at a "bad area"

Xamar property prices are ridiculous. Huge demand and little supply. Reminds me of the Boston housing market.

Invisible,

I have a small plot near Jidka Sodonka in Hawlwadaag and got an offer for $100,000. I ain't going to sell it as I hope to build on it once I cash out on other ones located deep in nonHG areas.
Hawlwadaag I hear is one of the more expensive areas of Xamar; prime location. My father owns a home there but not sure how much its worth; but its within the vicinity of the Bakarah market. It's an older house; he built it when he was 18-19 and occupied right now by his sister and her kids/husband so I think the value would come from the plot itself rather than the 3.5 decade old structure.

How small is your plot though? Is it the standard sized plots?

I've been asking the octogenarian relatives (via the parents) if they can switch ownership of their plots of land to me and surprisingly its been somewhat successful. I already have one in my name and in the works to acquire a second plot of land. I figured the grandparents would be more flexible and nicer than the others in the family and I was correct

If you want a normal plot you can get it for 20-30k, some family members got plots for 15/7k when shabab was in xamar.

easy for you to say but when it is something your pops worked for and kept all these years, you'd be apprehensive about it

FAH1223,

Especially when you feel that we have turned the corner. Its like bing one of those cats in NE who sold out early in early 2000s only to bite their tongue after missing out on the tripling of property values in Chocolate city. That nicca can't afford to live anywhere decent in the district.

the properties will get even more expensive in the coming years. as more people return and somalia starts producing oil and other minerals, mogadishu will boom. the only other city which i think also will boom maybe even rival mogadishu is kismaayo.

It is the exact same thing. Remember those neighborhoods around Capitol Hill and how it was ALL madow that bought those town houses for less an $100k back in the day?

Now they can only live in PG County... cashed out a few hundred thousand when they coulda got millions :steviej:

Hyper,

Adeer, you need to check it out. I however believe that every rich person needs to invest something into their ancestral village. In Kenya, all the rich people have holiday homes in their villages and when they die ask to be buried in their villages.
