Did it fail because your power went out or because the motor failed? My house's basement is also below the public sewage tap on the main street and have a sump pump, hate when that sucker acts up. If you guys already haven't, rent shop-vacs and contractor dry fans from Home Depot or Lowe's and get it dry as soon as possible, last thing you need is mold & mildew in a basement. D'you all have flood insurance? Talk to your homeowners insurance rep about covering some of the damages, might be forced to cough up a deductible, just fyi. Best wishes to your family.

We had power ALL night. The motor on it failed and I think debris got in the way. I'm going to replaced the pipe.

I filed an online claim last night. I'm going to follow up this afternoon. I got a new sump pump and the guy who fixed our basement last Summer from Hurricane Irene brought his H-Vac. The new sump pump is pushing the water out as I type this.



We're going to move quickly to clean the basement.

@FAH - Is this the first time your sump pump motor has failed since you guys bought the house? Mine failed last year and remember the tech who fixed it telling me that they usually have a 7 year lifespan in general. At least knowing the problem is halfway to the solution. But, my basement is half-finished and unfurnished, uncarpeted too, just the laundry stuff and equipment down there unlike yours, freaking nightmare to have flooding. Hope nothing backed up in your bathrooms? Avoid unnecessary water draining, showers and toilet flushing.

this is the 2nd time... it happened in 2007 with a much minor storm and we had little flooding.

Hurricane Irene knocked off power last year which explains why we had the massive flood last year.

This pump just died on us last night.. halfway through the storm too.

Our basement has the furniture, big screen TV, my room and all my drawers, and we put all my dad's office stuff down there. The good news is that the water never reached higher than my ankle. The bad news is we gotta watch out for mold and mildew and we might have to get the walls replaced AGAIN as we did last September-October... but that job isn't too bad and doesn't take long or cost that much. The most expensive part was the floor which we replaced last year (no carpet! )

My place doesn't have a finished basement & don't really plan on having it all that finished, floor is concrete & it's usually where my washer-dryer is, plus where I store a lot of useless junk. Utilities are there too, other than that, dead space. For a family though, it's good to have separate living spaces.

Most flooding issues with my place is water backing up from the backyard in to the basement door leading to the backyard, mostly rain run-off. Don't have flood insurance because my property platt is not in a flood plain & figured could do without it, just stuck with homeowners insurance that I get discounted through my Alma mater.

Thats a nice crib. I like basements finished, I can understand though if you don't have any folks living with you though to keep it a storage area or laundry area.

Anyway, we cleaned up with the new sump pump, cleaned the floor, and I bought a dehumidifier that I'll keep using the rest of the week. I can sleep in my room tonight

Now all you gotta do is ride that insurance adjuster's ass about the claims. They tend to put you on the back-burner if you ain't stressing them.

Finished basements add good value to a home, good rationalizing. But, planning on holding off on it until I come through some decent money. My brother keeps bugging about putting a pool table there & some leather recliners to kick it on the weekends, but just can't right now. Property taxes in MD must be insane? Do y'all have homestead exemptions? It saves a decent chunk on the annual property taxes, cuts mine a good 35% off.

Yeah property taxes are pretty high but in PG County, you pay less than in Montgomery County which is the more affluent area of the state. I gotta look at the tax documents, I think my dad has homestead exemptions
