Most villas in xamar won't go over 15-20k, even the best ones. and mckus, one of my family's villas was valued at $100,000... not much, but not too bad

Even the nicest villas in peaceful regions like Bosaso and Hargeisa are 50k-75k tops. You have to remember that the average annual income in those places is less than 2k (most of which is spent on food) so there's almost no local demand.

I have been told that the best villas of Mogadishu are in the 15-20k range. Plots of land are only a few hundred dollars. This makes perfect sense considering the horrible economic conditions of Mogadishu.

That's not how the economy works. Housing prices are controlled by the basic law of supply and demand. There is practically no local demand in Mogadishu, a handful of outliers don't have much influence at all.
