Property/Land Bubble in Mogadishu

Post by AbdiWahab252 »

Its getting hotter ! :whew: The land prices have been driven up with hot money flooding the system. A small piece of land that I inherited in Hawlwadaag is now worth 150,000 to 200,000. Some large villas in KM-4 are now selling for over $1.5 million. Even a small piece of land gifted to me by my abti in the Afgoye corridor is being sold for $20,000 but he paid $800 for it in 1990.

Walahi if you have property, now is the time to cash out.

Are you scared you're people will create havoc again ?

Land is always valuable...for you're self or for others.

injineerka, bal waran horta?

interesting, i've also heard about villas costing 1 million in benadir. property and land prices might be rocketing sky-high right now but eventually it will subside, a few years ago the real estate industry and property development in the UK was at it's highest in decades but there was only so much that banks could do to dish out mortgages, eventually demand slowed down and things went back to normal..

FariyoAlif,

These houses are located in the most secure parts of Xamar which has the most expensive property values in all Somalia.

injineerka, yaad ka hadlaysa? ma qanyaraa

fariyoalif, las anod is different from muqdisho, waa dhul waasac oo ku yaal meel fagaara oona xeeb lahayn. what is being discussed is land value in the city centres of xamar which will always be costly regardless. its a good thing we have no riba-based bank outlet in the country, the whole populace will fall into debt and the value of our shillings will drop even more. riba is just a mirage, looks attractive and money-making but it's filth and deception to the poor.

@ Somaliman_50 - £100 million for a 7 bedroom house in London isn't really a saturated market. The engineered bubble is strong as ever.

Abdi, Accept the facts.

Mogadishu is the seat of the nation.
Prices will be higher than ever when the inhabitants calm down. This is a fact : London. (proof above)

$1 m house. It'll be worth many more in years to come.

Aside from Xamar, does one need to purchase land in the other less populated regions? I think 80% of the land in Somalia is not owned by anyone particular. Will I be fined or face future repercussions if I claim uninhabited land that legally belongs to no one?

The prices for land in Somalia are way too inflated.

As soon as you start building something there some guy or girl driven by greed will start claiming that the land you are building belongs to them. It may even be the first they have seen the place but it does not matter.
