price land + building house. how much in garowe?
Anybody?
I heard rumours that, to acquire land in garowe it would cost me 10k and to construct a bungalow it would cost me at least 20k right?

I have been searching for those answers too sxb..
I think they are slightly more than that which you have quoted, however not by much.
Someone in Garowe has recently told me that you can negotiate some sort of a mortgage with construction agencies, whereby they buy the plot for you and build you the house that you want and in return you pay I believe he said 10% and monthly pay of the remaining sum.
Some areas like kowda august are slightly expensive but in general you should be able to get a very decent mansion for around the $50k..
I believe that this is very good investment as gaalkacyo is too unpredictable and bosaso is too commercial too busy and obviously crazy heat waves 4/12 months...
Garowe will probably double in size in next 10 years and so will the land prices and house price will skyrocket as stability returns to somalia generally...

No I don't own a land however I have been saving for nearly 2 years and I have some little money. Plan is to move back home sometime soon don't know whether to start up a small business in bosaso with a partner or purchase a house with pay in instalments..

I think the best think to do would be for you to visit there for yourself, but there is a spike in the prices, but for 10k i think you can get land, but 20k for full construction is just not logical, min 50k, sxb labour is expensive.
if u have real interest go in now, because in the next 5 years it game over.

20k will build u a half bungalow. That is if you run the management side, if u leave to others they will rob u or be careless with the money.

Build your house and set down the bricks along with the builders. You should try to take part in every single part of its construction.For one you will learn a lot, and the added benefit is that your money will go a lot further along with implementing your own design quirks. Don't follow the lazy Somali attitude, we seriously need to leave that mentality behind!
The land over there is not as expensive as you think, all you need is to go there, have some good contacts and make sure you look around. I would suggest at least a 6 month to 1 year hiatus from work to get your business in order over there. These are all things I am planning on doing.

There's no rule of law in Somalia, so purchasing real estate there is just pure gamble.
